Typical maintenance software should include the ability to manage your assets (keep records of equipment, spare parts, properties, etc.), assign work orders (schedule jobs, assign tasks, calculate estimated costs), initiate preventative maintenance (schedule the necessary inspections), and manage the inventory (all spare parts, tools, materials and where they are currently located). These are some common features that you should be able to find in most maintenance software packages, but you may need a little more.
Building maintenance software, for example, will include the specific ability to handle the complaints of the tenants and provide the kinds of domiciles or offices that they expect. Fleet maintenance software, on the other hand, will provide the features to track maintenance needs, fuel and oil usage, and even schedule the divers and keep track of their locations.
A needs analysis should be performed on your company to find out exactly what kind of software will serve you the best. However, in general you should look for the maintenance software that is easy to install and easy to use, reduces your downtime as much as possible, and can quickly be updated with new orders, inventory, or anything else. Make sure it has the flexibility to see you through any problems that might arise in your company and cause even a little bit of trouble.
